Recently, a friend of the industry shared with me a project he was on for Habitat for Humanity. An experienced contractor that years of experience installing windows, he told me that most of the volunteers had never heard of window flashing tape. It’s one of those products that is not seen, but serves a critical function in protecting the structure from one of the most common areas for a structure to leak – the windows.

The main focus of window and door flashing is that it benefits the structure’s energy efficiency while serving as a barrier to the outside elements. Rain, moisture, air and insect infiltration can result in mold formation, damage to interior insulation and drywall, peeling paint, odor concerns and more.

This photo shows extreme damage to the insulation and drywall from a water leak at the window.

MFM Building Products has been providing premium weatherproofing and barrier systems for more than 50 years for all types building applications. WindowWrap® is a family of window and door flashing membranes that are self-adhering “self-stick”, self-sealing around fasteners and very easy to install. In general, WindowWrap® tapes aggressively adhere the window or door flange to the building sheathing to produce a weather tight barrier.

According to Paul Bratton, MFM Technical Representative, “For the homeowner, be sure that your builder or replacement window contractor installs window flashing tapes. For the contractor, by properly flashing the windows, they will dramatically reduce the number of expensive call-backs for leaky windows.”
